M&T Realty Capital Corporation has been a Fannie Mae-approved Delegated Underwriting and Servicing (DUS) lender since 1989. Today, we are ranked as one of the top ten DUS lenders in the nation. As a DUS lender, we are authorized to approve, fund and service loans on behalf of Fannie Mae without receiving Fannie Mae's prior consent. This gives us the flexibility to get your loan approved quickly and to resolve any issues speedily.
Under the Fannie Mae DUS and Aggregation product lines, M&T Realty Capital Corporation originates and services loans for apartment properties, including student housing, manufactured housing, senior housing, cooperatives, and affordable housing. These loans typically include the following features:
- Up to 80% LTV (and up to 90% with the high leverage program);
- Debt Service Coverage (DSCR) of at least 1.25x;
- 5- to 30-year balloon or fully-amortizing terms;
- Loan payments based on 25- to 30-year amortizations (with interest-only options);
- Non-recourse provisions;
- Ability for an Early Rate Lock up to 12 months forward;
- Supplemental financing available one year after closing the first mortgage.
