Today M&T RCC is ranked as one of the top DUS lenders in the nation and is authorized to originate and service DUS loans for Fannie Mae. As a DUS lender, M&T RCC is authorized to approve, fund and service loans on behalf of Fannie Mae without receiving Fannie Mae's prior consent. This gives us the flexibility to get your loan approved fast and to resolve issues quickly.
Under the Fannie Mae DUS and Aggregation product lines, M&T Realty Capital originates and services loans for apartment properties including student housing, manufactured housing, senior housing, cooperatives and affordable housing. These loans typically include the following features:
• Up to 80% LTV (and up to 90% with the high leverage program);
• Debt Service Coverage of at least 1.20x - 1.25x (lower DSC available on a case by case basis);
• 5 to 30-year balloon or fully-amortizing terms;
• Loan payments based on 25 to 30-year amortization
(with interest-only options);
• Non-recourse provisions;
• Ability for an Early Rate Lock up to 12 months forward;
• Supplemental financing available one year after closing of the first mortgage.
