M&T Realty Capital Corporation is one of a select group of Freddie Mac Program Plus® Seller/ Servicers authorized to originate and service multifamily loans on behalf of Freddie Mac.
Under the Freddie Mac Program, M&T Realty Capital Corporation originates and services loans for all types of apartment properties, including market rate properties, senior housing, student housing, manufactured housing, cooperatives, and certain affordable housing projects.
Freddie Mac offers early rate lock options for stabilized properties as well as those in lease-up or properties undergoing renovations and capital improvements. Our ability to structure financing solutions for single or multiple asset transactions means that we can accommodate even the largest, most complex deals in the market today.
Freddie Mac multifamily loans typically include the following features:
- Up to 80% LTV;
- Debt Service Coverage (DSCR) of 1.25x;
- 5- to 30-year financing terms;
- Non-recourse provisions;
- Interest-only options available;
- Standard yield maintenance or defeasance;
- Supplemental mortgages available after 1 year;
- Early Rate Lock up to 12 months ahead; and
- Fixed or adjustable rates.
