Conduit Loan Program
M&T Realty Capital Corporation and CKPP actively originate conduit loans. These loans are available for commercial income-producing properties—office, industrial, retail, self-storage, and hotel—as well as for multifamily properties. When we arrange the conduit financing, we also act as a borrower-advocate for any issues that may arise post-closing.
Conduit loans, originated for sale and securitization, typically include the following features:
- Up to 75% LTV on most property types (up to 85-90% with mezzanine financing)
- Minimum Debt Service Coverage (DSCR) of 1.25x
- Typically 10-year fixed-rate loan terms (5- and 7-year term balloon loans also available)
- Typically 25- to 30-year amortization schedules (interest-only options may be available)
- Single-purpose entity borrowers
- Non-recourse provisions
